Making the decision of carrying out a hotel refurbishment is not an easy one. The length of repairs and the annoyance they can cause among the clients is something that can disturb many owners. This is why the project has to be highly assessed and all its factors taken into consideration. Aspects to consider before a hotel refurbishment
Time is the most important factor. To that end, it is important to define conveniently what is searched, to establish realistic periods and to comply with them. Repairs cannot be eternally prolonged because the time of manufacturing the FF&E has not been accurately calculated, or because a supplier delays a certain delivery. The time factor is also essential to be acquainted with the time when the remodeling has to be carried out, with a view to minimize as much as possible clients’ inconveniences. Hotels are places where people go to relax and they need an environment for well-being. If this one is interrupted abruptly, it can affect their image and reputation. For instance, in the Arab Emirates the peak season usually goes from December to March, so during these months hotels will be more occupied and the inconvenience will be higher.
This is why there are three options to choose, depending upon the magnitude of the remodeling. The hotel can be closed for a few months during the off-peak season, for example, and the refurbishment carried out during this period. The second option is to split the works into different stages, over several years, aiming to take advantage of the periods with fewer reservations. And the third one is to perform them without closing the establishment, making the most of the period less occupied, and as quickly as possible. Another cause on which the time factor has also influence is the culture of the area. There must be knowledge of the customs of the country where the hotel is located in order to be acquainted with the best period for doing the renovation. For example, in Arab Emirates, as well as in many Arab countries, it must be kept in mind when Ramadan takes place, because in some cases, working hours are reduced, which will affect the end of the project. The weather factor must also be considered as for this destination, due to the effect of sand storms, humidity and high temperatures.
